You can upgrade many of the products, finishes, and features in your home. Any additions beyond the original specification are clearly priced before they are ordered.
Why do builders not simply include every premium feature?

Some homeowners invest in cabinetry. Others prioritize flooring, appliances, fireplaces, bathrooms, or outdoor living.
Including every premium feature in every home would require every customer to pay for products they may not want or value.
Our process allows each homeowner to decide where to invest.
Does fixed price mean there will never be a change order?
No.
Fixed price means the agreed-upon plans and specification will not increase in price simply because construction costs rise or we underestimate a portion of the project.
If you decide to add, remove, or upgrade products and features after the contract is established, those scope changes are documented and priced before moving forward.
Are showroom products automatically included in my home's specification?
No.
Before your design appointments, we provide each showroom with your home's specification level and the budget associated with that specification.
For example, if you're building a Memories Series home, the cabinet showroom knows exactly which cabinet lines, door styles, finishes, and included features fall within that specification.
You're welcome to choose any product at or below that specification level with no additional cost.
If you see a product or feature above your specification—such as upgraded cabinetry, specialty storage accessories, decorative details, or premium finishes—you are absolutely welcome to select it.
We'll simply identify it as an upgrade, provide transparent pricing, and obtain your approval before moving forward.

Why Doesn't Two Structures Homes Use Allowances for Everything?
Most builders rely heavily on allowances. We've found that the more allowances a proposal contains, the harder it becomes for a homeowner to know what their home will actually cost.
An allowance is simply a budget assigned to a particular category—such as cabinets, appliances, flooring, or lighting. The challenge is that allowances can create uncertainty.
If the allowance is too low, homeowners often feel frustrated because they believe the builder intentionally under-budgeted the category. They may wonder why the allowance doesn't cover the products they expected to choose.

Instead of using allowances for most major selections, we've developed clearly defined specifications for our Lifetime, Memories, and Prestige Series. Before your design appointments, we communicate your specification level to each supplier, allowing you to select products that fall within that specification without increasing the price of your home.

There are still situations where allowances make sense. Lighting, for example, is highly personal. Some homeowners prefer simple decorative fixtures, while others choose statement chandeliers that can vary dramatically in price. In those cases, we provide a reasonable allowance and give you the flexibility to spend it however you'd like.
