What I Wish Every Homebuyer Knew Before Building a New Home
Buying a home is one of the biggest financial decisions you'll ever make. After building homes for years across Oklahoma, I've had hundreds of conversations with homeowners—some before they signed a contract and some after they wished they'd asked a few more questions.
If there's one thing I've learned, it's this:
Not all new homes are built the same.
From the outside, two homes can look nearly identical. They may have similar square footage, the same number of bedrooms, and beautiful kitchens. But what you can't see often makes the biggest difference in how that home performs over the next 20 years.
Here are a few things I wish every homebuyer knew before choosing a builder.
Price Isn't the Same as Value
Everyone has a budget. I understand that.
But choosing the lowest price can sometimes become the most expensive decision.
A home is more than countertops, flooring, and paint colors. The real value is found in the quality of the foundation, framing, insulation, roofing, moisture protection, windows, HVAC system, and the craftsmanship that ties it all together.
Those aren't the things you'll notice on closing day.
They're the things you'll appreciate every day afterward.
Ask What's Behind the Walls
One of my favorite questions when someone tours one of our homes is:
"What products do you use?"
That's when I know they're thinking beyond finishes.
Ask your builder questions like:
- What type of foundation do you build?
- How is the home insulated?
- What kind of moisture barrier is used?
- How are windows flashed and sealed?
- What framing techniques are used?
- What warranty is included?
A quality builder should be excited to answer these questions.
Don't Assume Every Builder Builds the Same Way
One of the biggest misconceptions in our industry is that every builder follows the same standards.
That's simply not true.
Every builder makes different decisions about materials, subcontractors, construction practices, and quality control.
Those decisions affect everything from your utility bills to future maintenance costs.
Think About the Next 15 Years—Not Just Move-In Day
It's easy to fall in love with trendy light fixtures or the latest cabinet color.
But eventually trends change.
What doesn't change is wanting a home that's comfortable, energy efficient, and dependable.
When you're evaluating a home, ask yourself:
- Will this floor plan still work for us in 10 years?
- Is there enough storage?
- Will this layout grow with our family?
- Is this home built to last?
Those answers are far more important than whether the backsplash is currently in style.
Communication Matters More Than You Think
Building a home is exciting.
It's also a process with hundreds of moving pieces.
The relationship you have with your builder matters just as much as the floor plan you choose.
You should feel comfortable asking questions.
You should understand what's happening throughout construction.
And you should have confidence that your builder is looking out for your best interests—not just trying to get to closing day.
The Builder You Choose Matters
